Key Design Ambitions

Principal Designer for the design and construction of a single self-contained warehouse, which includes office accommodation, all of which has a light industrial use class of B1C and a target floor area of 33,183ft2.

The scope of works also includes the relocation of an existing substation, the construction of passenger lifts to the office accommodation, the installation of cycle storage facilities, the creation of parking for 10 vehicles, complete with EV Charging infrastructure, the creation of loading bays, welfare facilities, shower and changing facilities, and external terrace and an enclosed plant room at roof level. The design also includes a mezzanine level within the main warehouse. Externally, the warehouse will have level access doors only. The design is being developed to meet BREEAM Outstanding.

DESIGN RISK MANAGEMENT CHALLENGES TO MITIGATE / COMMUNICATE & MANAGE:

The site resides on the edge of both a residential neighbourhood and a light industrial estate. This creates a lot of pedestrian and vehicular traffic which has an impact (risk) on site set up, logistics planning and management and execution of the construction works, particularly in terms of the management of noise, vibration, dust, deliveries, waste away, lifting operations, parking and traffic management.

The site also resides adjacent to the River Wandle presenting challenges in terms of environmental management.

While a mainline railway line leading into and out of Central London is nearby, it is not directly adjacent to the site and should not therefore constitute a hazard and risk to manage.
