Key Design Ambitions
Construction of six industrial units, ranging in use class from EG3 to B8, with a combined size in excess of 83,000ft2 all of them complete with dedicated entrances, office space, car parking, service yards, loading bays, dock loading facilities and landscaping in order to serve the ‘last-mile’ logistics sector.
All buildings are being designed and constructed to meet BREEAM Excellent as a minimum and to be Net Zero Carbon.
DESIGN RISK MANAGEMENT CHALLENGES TO MITIGATE / COMMUNICATE & MANAGE:
There are two local schools in the immediate vicinity. The construction works must be designed in a way that always prevents unmanaged interfaces with all school children. Various other risks exist including, but not limited to; the height of the units; light spill, pollution and management; noise pollution; vehicular traffic movements and interfaces with wider human traffic outside of school children.
There are also a number of businesses that adjoin the construction site, including; Pets at Home; Next, and; Topps Tiles. In some instances, access and egress routes are shared with Easements also being in place. Adjacent Train networks and associated infrastructure, public highways and residencies also pose hazards and risks.
The site is Brownfield in nature. Therefore, the possibility exists that there are potential subterranean contaminants and constraints.
Site Clearance, Japanese Knotweed Removal and Ecology Management are all required to be considered and mitigated within the Planning and Design Stage.
Logistics Management and site set up – Crane and Lifting Strategies, Traffic Management, Security, Access and Egress, Temporary Works Management, etc… are also all-important considerations for the Principal Designer and Principal Contractor to plan, mitigate, manage and monitor.
