Key Design Ambitions
CAT A refurbishment and fit out of the front of house reception, construction and CAT A fit out of a new reception area at the rear of the building, CAT A refurbishment and fit out of the ground and fifth floor offices, construction of a new WC and Shower Pod in the rear external courtyard complete with a glazed roof connecting the existing and new buildings, and the creation of new break out space within the new rear reception area. The existing open cycle shelter was replaced with a secure cycle storage facility too.
DESIGN RISK MANAGEMENT CHALLENGES TO MITIGATE / COMMUNICATE & MANAGE:
Logistics planning for all construction activities given the building was occupied on all floors other than those where construction works were occurring.
Coordination of fire safety arrangements with building management and all occupants to ensure safe evacuation is always able to be achieved.
Site logistics planning to ensure safe access and egress was provided throughout the duration the works.
Operational Design Risk Management, Access for Maintenance and Plant Replacement with regards the new shower and WC block structure and the glazed roof above it which also houses a small amount of roof top plant.
Mechanical and Electrical Design Risk Management with regards new service provision – access for installation and future maintenance was essential to mitigate.

“Stonewells were engaged via TFT to deliver the Principal Designer role on behalf of Aviva Investors on this commercial refurbishment project on the Uxbridge Road in Ealing. Mark only became involved in the project at the start of RIBA Stage 5 (Construction Phase), however, he has worked closely with our Principal Contractor, Woodvalley, in helping, guiding and advising them on all matters relating to CDM compliance and their strict liabilities. Mark has also been involved heavily in the development of the Health and Safety File and production of the Residual Risk Register, which are essential tools for us from an operational, asset and facilities management perspective. I’ve enjoyed working with Mark and Stonewells and am looking forward to building on our relationship over future projects.”
