Key Design Ambitions

Refurbishment of the front of house area, café and atrium including full strip out and upgrade of all finishes and services.

Construction of a new standalone metal box structure within the refurbished atrium.

New flooring, new lighting, new staircase, new services, new meetings rooms and upgraded audio visual infrastructure to be installed as part of the refurbishment.

DESIGN RISK MANAGEMENT CHALLENGES TO MITIGATE / COMMUNICATE & MANAGE:

Logistics planning for construction and installation of new metal box. Off-site pre-fabrication and delivery in component sections are key design risk mitigations toconsider.

Site logistics planning to ensure safe access and egress is provided throughout the duration the works.

Occupied building (in parts), therefore, decant and recant measures to be taken. Phasing Plans to be agreed and implemented. Fire and Emergency Arrangements to be coordinated with remaining tenants to ensure safe evacuation is always able to be achieved.

Structural Design Risk Management with regards the new metal box structure – structural integrity is essential to mitigate. Mechanical and Electrical Design Risk Management with regards new service provision – access for installation and future maintenance is essential to mitigate.

Due to the Client’s desire to have more sustainable finishes, a drainage strategy for internal plant watering is a key design risk to eliminate / manage.
