Key Design Ambitions

Single and double storey shipping container development within an existing parcel of greenfield land on the outskirts of Margate in Thanet, Kent.

The development will be mixed use in terms of the type and variety of tenants occupying the spaces. Businesses include; boutique start-ups, a mix of cafes, local creatives, barbers, bookshops, office spaces, a gym, local amenities such as a Pharmacy and clothes shops. In addition, Various outdoor relaxation areas are also included, with a number of communal green areas built into the design on the first floor in order to allow for the most to be made of the panoramic views of the Kent coastline.

Photovoltaic arrays will be fixed to each of the flat roof area to help provide sustainable energy to the development. However, new buried services (power, telecoms, data and water) will also feed the site.

DESIGN RISK MANAGEMENT CHALLENGES TO MITIGATE / COMMUNICATE & MANAGE:

Site clearance works to an existing greenfield site. Creation of a new road junction (and layout) to facilitate entry and exiting of the development under the requirements of a Section 278 works package. Road safety audit carried out to help inform the Section 278 design and associated risks for both pedestrians and road users. External access for maintenance, especially to the flat roof areas for PV array maintenance is a consideration from an aesthetics and CDM operational risk management perspective. Off-site pre-fabrication and delivery in component sections are key design risk mitigations to consider. Site logistics planning to ensure safe access and egress is provided throughout the duration the works. Mechanical and Electrical Design Risk Management with regards new service provision.
