Key Design Ambitions

Principal Designer for the design and construction of 6 industrial units, after a total loss of one terrace of 6 units due to a fire, with a combined size in excess of 34,000ft2 all of them complete with dedicated entrances, office space, car parking, service yards, loading bays, and landscaping.

All buildings are being designed and constructed to meet BREEAM Excellent as a minimum.

DESIGN RISK MANAGEMENT CHALLENGES TO MITIGATE / COMMUNICATE & MANAGE:

There are a number of constraints that pose hazards and risks on this site.

Some of these can be designed out prior to the construction phase commencing. Examples of these include roof design and edge protection, roof access options, the segregation of pedestrians and vehicles within the service yard, how the movement, and particularly the reversing of lorries, is managed within the service yard, external facade replacement, window cleaning and wider access for maintenance.

From a construction management perspective, hazards and risks requiring control measures to mitigate and manage include, the presence of the brook, trees – particularly those with preservation orders on them – tree root protection zones, incoming utilities, the fact the wider industrial estate is live and occupied and the presence of neighbours through various residential estates that’s around the site.

The construction works must be designed in a way that always prevents all risks becoming realised. Logistics Management and site set up – Crane and Lifting Strategies, Traffic Management, Security, Access and Egress, Temporary Works Management, etc. are also all-important considerations for the Principal Designer and Principal Contractor to plan, mitigate, manage and monitor.
