Key Design Ambitions

The project is split over several phases.

TheThe first phase encompasses the strip out and refurbishment of six Casemates (Casemate Numbers 1 – 3 (Block A) and Numbers 4 – 6 (Block B)).

TheThe scope of this phase of works includes:

Asbestos Removal.
Minor repairs and reinstatement work to the roofs, lightwells and façades as necessary.
Replacement of windows and external doors.
New internal doors and finishes including wall, floor and ceiling.
Removal of fixtures and reinstatement where directed.
MEP works including basic lighting and heating.

TheFuture phases will see site wide land remediation, asbestos removal, demolition of existing structures and a complete redesign and rebuild of the entire plot into a high-end mixed-use wellness destination and experience.

DESIGN RISK MANAGEMENT CHALLENGES TO MITIGATE / COMMUNICATE & MANAGE:

The Citadel is a Scheduled Ancient Monument which means it is a nationally important archaeological site or historic building which is given protection against unauthorised change.

This has result in a host of design, planning and construction challenges.

Land contamination and remediation.

Presence of various hazardous materials across the site / within existing structures.

Structural integrity of certain existing structures.

Working at height in the vicinity of the revetment / moat.

Logistics planning for construction – access / egress / deliveries / waste away / buildability and sequencing / lifting Fire and Emergency arrangements.

Environmental Management.
