Key Design Ambitions

Construction of 5 industrial units (to ‘use classes’ B1 and/ or B2 and/ or B8 and ancillary retail with use classes A1 and/ or A3 and/ or A5) with a combined size in excess of 670,000ft2 on the 65 acre (26 hectares) site former National Grid Gas Works site known as Voltage Park in Carrington, Greater Manchester.

The works also include the creation of a replacement wildlife habitat.

The development will be supported by car parking, service yards, loading docks and landscaping.

The design intention is to be Embodied Net Zero Carbon.

DESIGN RISK MANAGEMENT CHALLENGES TO MITIGATE / COMMUNICATE & MANAGE:

To the north, the site is bound by the former Shell Petroleum site, this site is no longer occupied by Shell and has been decommissioned. Some parts of the site are occupied by small industrial uses.

To the south, the site is bound by a former gas distribution station which is understood to be redundant infrastructure; however gas pipelines running through the site may still be in use. Beyond this is a disused, densely wooded railway embankment, which separates the site fromPartington village.

The western boundary is formed by the A6144 Manchester Road and, beyond this lies the formerCouncil Depot and the Saica Paper Mill. The eastern boundary is formed by the remainder of the former gas distribution station, a man-made pond and Ashpodal Farm; beyond Ashpodal Farm is open farmland.

The site has experienced heavy industrial use and as such a series of fully intrusive Geo-Technical and Geo-Environmental Investigations will be carried out in order to identify any subterranean hazards and risks that will need to be mitigated in advance of any construction works commencing.
